ABOUT THE POSITION
Busy property management office seeking an enthusiastic, dedicated, organized, and hard-working Assistant Maintenance Supervisor for our high-rise multifamily community in Pittsburgh!
The Assistant Maintenance Supervisor performs various maintenance tasks and promotes quality customer service. Primary responsibilities include hands-on maintenance of the community, apartments and grounds. This role supports the Maintenance Supervisor and ensures compliance with all established policies and procedures.
ESSENTIAL JOB FUNCTIONS
- Assist in training and supervising the maintenance and housekeeping staff
- Manage/delegate maintenance and repairs by seeing that apartment turnovers and work orders are addressed, data is accurately tracked in Yardi and daily turn sheets are accurate and work completed. Assist Technicians and perform maintenance/repair tasks as required.
- Schedule and manage contractor work as needed
- Perform price checks, order supplies, and track expenses per the budget.
- Perform regular quality checks to confirm all work has been completed to the highest standards – both in-house and by contractors.
- Assist with after-hours maintenance emergencies per on-call rotation.
- Execute preventative maintenance items and required inspections (including life safety)
- Ensure grounds, common areas, parking lots, maintenance shops, and storage areas are clean and free of trash/debris. Assist with trash compactor.
- Make recommendations on opportunities for improvement
- Oversee seasonal requirements such as swimming pool maintenance and snow removal on walkways and driveways.
- Understand and comply with Fair Housing laws and standards
- Ensure safe work practices are being followed by all maintenance staff
- Perform other duties as assigned
MINIMUM QUALIFICATIONS:
- Associate’s Degree or equivalent from two-year college or technical school and/or 1-2 years training or equivalent combination of education and experience
- General proficiency in troubleshooting and repairing appliances, plumbing, HVAC, boilers, carpentry, drywall, electrical, pools, roofing, and other building maintenance items
- Strong organizational and communication skills – ability to effectively present information and respond to questions from managers.
- Ability to calculate figures and amounts such as proportions, and apply concepts of basic algebra and geometry
- Exemplary professional conduct and customer service.
- Working knowledge of Microsoft Office and proficiency in online/technological systems.
- Proficiency in the use of Yardi Voyager preferred.
- Must complete and pass Fair Housing training (provided)
- Must complete 10-hour OSHA training (provided)
- HVAC, CPO, lead paint, asbestos and mold certifications preferred
GENERAL INFORMATION
- Full-time position $28-$30/hour (based on experience)
- Schedule: Mon, Tue, Fri, Sun 8a-4:30p & Sat 9a-5:30p
